Managing director with Berkadia in Boston, Laura Beaton has more than 20 years’ experience in multifamily finance nationwide. She has closed market rate, student, seniors, and affordable housing transactions. With a focus on Fannie Mae and Freddie Mac lending, she also has experience with debt funds, CMBS and life companies. beaton has originated in excess of $1.5 billion in multifamily loans since 2015 and has been involved in over $7 billion in multifamily financings.

Beaton’s focus is on being supportive of all of her clients’ needs, whether it be advice on loan structure, relationship building with lenders, problem solving and analysis, regardless of whether there is a deal to be had for her in the situation. If your goal is to be useful and add value, Beaton believes the deals will flow from there. Her desire is to be of service in whatever capacity is necessary. One recent example is while one of her customers was understaffed and needed analytical support for prospective acquisitions, so her team stepped in to provide that support.

Coming from the underwriting side of the multifamily debt space has given Beaton her a deep understanding of the process, a skill for anticipating issues before they become problems and an ability to solve problems when they do arise.

The most interesting deal she has worked on this year was with a woman-founded multifamily investment group and a deal team that was almost entirely comprised of women and minorities. Beaton found that the team was incredibly successful in communicating with one another and while it was a large and complicated deal, it was executed seamlessly. Beaton provides support to women in the business seeking to understand more about what it is like to be on the production side of the business as a woman and mother of young children.

Paul Bubny serves as Senior Content Director for Connect Commercial Real Estate, a role to which he brings 13-plus years’ experience covering the commercial real estate industry and 30-plus years in business-to-business journalism. In this capacity, he oversees daily operations while also reporting on both local/regional markets and national trends, covering individual transactions across all property types, as well as delving into broader subject matter.
