VP Kelsey Durels’ primary role at The Praedium Group is on the acquisitions/dispositions side, and during her seven years at Praedium, Kelsey has been involved in more than $1 billion of acquisitions and approximately $1.9 billion of total transaction volume. She is responsible for sourcing new acquisitions for various investment vehicles sponsored by New York City-based Praedium, chiefly in the Southeast markets of the Carolinas and Tennessee, and western markets of California and Nevada. 

Durels helps manage each deal from start to finish, including overseeing due diligence and securing any financing. In a typical year, she might review 200 transactions while pinpointing ones that would be the best fit for Praedium’s portfolio and acquisition philosophy. Her responsibilities are also on the asset management side, currently focusing on how regulations and legislation surrounding the COVID-19 pandemic might impact Praedium’s existing portfolio. She works hand-in-hand with property managers in managing Praedium’s assets, with a mounted focus on making sure tenants and staff are safe and healthy. 

Additionally, Durels serves as a liaison between on-site property management personnel and ownership. She values her relationships with each on-site team, and, even prior to the pandemic, she made an effort to regularly visit each asset and meet with the property managers, maintenance staff, and leasing personnel. Durels misses that in-person interaction and has intentionally set up extra opportunities for communication during this time of remote connections, as well as implemented new technologies to better serve Praedium and its portfolio properties.
