Over a 14-month period, Mark Scott and his team at Commercial Mortgage Capital in Livingston, NJ structured financing of 330 multifamily units. Bringing conventional financing, a tax credit affordable housing tax credit investor and a partial sale of the subject site took creativity, patience and flexible participants. This all occurred during a pandemic, with all involved finding themselves in uncharted territory in terms of meeting, communicating and working with all parties. There was additional uncertainty in the availability of tax credits so flexibility was necessary to the structuring of the construction debt.

Bottom line: the project is under construction, with the majority of affordable units to be developed first followed by a mix of market and affordable units. Completion is expected in the second quarter of 2022.
