Marcus & Millichap Closes Sale of Development Opportunity in CO’s Vail Valley 

Marcus & Millichap closed the sale of Brightwater Club, a golf course and residential development opportunity in Gypsum, CO. Deal terms weren’t disclosed. 

“Located at the secluded end of a protected area within Vail Valley in Colorado, the parcels provide the buyer with a unique opportunity to finish development of an expansive single-family asset,” said associate James Stewart. “Water rights and formidable barriers to enter contributed to the competitive sales process we conducted.”  

Stewart represented the seller, Gypsum Creek Holdings, LLC, and procured the buyer, Sienna Dev, LLC. 

Brightwater Club is a master planned 640-acre residential development with a phase 2 development on the adjacent 323-acre tract that currently has four residences, three barns, and two lakes. “Brightwater Club West, a private club and gated community with homes ranging in value from $1 million to $3 million, is conveniently located six minutes away from the Vail Airport,” added Stewart.
